Do I have to label virtually staged photos?

In California, yes: since January 1, 2026, AB 723 requires agents to mark digitally altered listing photos and link to the original. Elsewhere, most MLSs and the NAR Code of Ethics expect the same. Rules differ by MLS, so check yours — this tool adds the label, it does not decide what your MLS accepts.

What wording should I use?

“Virtually staged” for added furniture and decor, “Digitally altered” or “Virtually renovated” for changed floors, walls, lawns or skies, and “AI-edited image” when you want to say how it was made. Short and plain reads best on a small phone screen.

Where should the label go?

On or right next to the photo, where it is easy to see — a corner badge or a strip along the bottom both work. Keep it clear of the room’s key features and use the same position on every photo of the listing.

Do I need a link to the original photo?

AB 723 asks for a link, URL or QR code to a public page that shows the unaltered photo. Put the originals on your website or listing page, paste that link here and every photo gets a QR code to it. If you show the original right next to the edited one, that is enough.

Can I label AI-generated or AI-edited images too?

Yes. Pick “AI-edited image” or “AI-generated image”, or type your own wording — for listing photos or any other picture you post on social media, a website or in print.

Are my photos uploaded anywhere?

No. Photos are processed on your device and never sent to a server. They keep their full resolution and are saved as high-quality JPEGs, and your settings are remembered in this browser, so the next listing only needs the photos.

A staged sofa, a greener lawn or a new wall color helps buyers picture a home — but they should know what is real before they visit.
